Nestled in the thriving northwest corridor of Sioux Falls, the USD Discovery District enjoys seamless connectivity to South Dakota’s leading academic institutions. Positioned along I-29 and just one mile from I-90, it’s only an hour’s drive from the University of South Dakota in Vermillion, 50 miles south, and roughly 50 miles from South Dakota State University and Dakota State University to the north. For a community accustomed to daily commutes, these distances are easily manageable. Additionally, Augustana University and the University of Sioux Falls, both near downtown Sioux Falls, are within a 15-minute drive of the District.

The USD Discovery District’s vision is rooted in its strategic location and strong ties to South Dakota’s premier academic institutions, reimagined through global best practices for research parks. This distinctive setting informs a master plan that creates an inspiring environment for science and innovation. The plan achieves this through five key objectives: (1) Maximize Existing Resources, (2) Create a Cohesive Community, (3) Foster Connections Between People and Places, (4) Blend Diverse Uses and Stakeholders, and (5) Ensure Adaptive Development Opportunities.

The USD Discovery District’s development plan outlines a diverse allocation of space to support its innovation-driven mission, totaling 1,768,272 square feet. The largest portion, 30% (344,320 sq. ft.), is dedicated to S+T Research Laboratories, fostering cutting-edge scientific advancements. Laboratory/Light Industrial spaces and S+T Business Spaces follow at 23% (261,600 sq. ft.) and 22% (262,670 sq. ft.), respectively, supporting a blend of industrial innovation and business growth. Additional allocations include 10% (122,090 sq. ft.) for Hospitality + Residential, 9% (106,460 sq. ft.) for Classroom facilities, and 6% (70,770 sq. ft.) for Commercial Retail, creating a balanced, multifunctional hub for research, education, and community engagement.

HISTORY

36 Year Over Night Success

1989 - 2000

Gov. George S. Mickelson, Sioux Falls leaders, and USD proposed a research park, revived in 2000 by the Forward Sioux Falls Technology Committee with over 200 stakeholders.

2001 - 2009

Feasibility study recommended a business incubator and research district; 252 acres acquired in 2006, followed by 2009 legislation authorizing an 80-acre research district.

2010 - 2014

National experts endorsed the USD Research Park in 2011; 2012 legislation passed and corporation formed; named USD Discovery District in 2014.

2015 - 2019

$755,000 EDA grant awarded in 2016; groundbreaking and Phase I street construction completed in 2017.

2020 - 2025

James W. Abbott named interim CEO in 2021; $19 million secured in 2022; construction began in 2023; first tenants signed in 2024; building opened in 2025.
